Leaking tank or no hot water
- Close the cold-water valve on top of the tank.
- Turn off power at the breaker (electric) or set the gas control to "off" (gas).
- Keep water away from the panel and outlets.
No hot water? Electric: check for a tripped breaker. Gas: check whether the pilot is out and follow the label to relight; never relight if you smell gas.
The U.S. Department of Energy says most households can set water heaters to 120°F (energy.gov).
General information, not professional advice. Gas and relief-valve work belongs with a licensed plumber.
Saginaw's water heater rules
In Saginaw, water heater work goes through the City's "Electrical, Mechanical, or Plumbing" permit application. It's signed and emailed to permits@saginawtx.org (Permits & Forms). The City issues permits only to contractors registered with it (Ordinance 2025-04). Questions go to the Permit Department at 817-230-0453.
